Yard Drainage and French Drains in Spartanburg, SC
Spartanburg yards hold water for two reasons: red clay that will not take it, and lots that were never shaped to shed it. Jordan comes down from Tryon with an excavator and finds where the water wants to go, then builds the swale, the French drain or the regrade that gets it there.
Yard Drainage in Spartanburg
Where the standing water in Spartanburg comes from
Spartanburg is the county seat, about 745 feet up in the Piedmont, with Lawson's Fork Creek winding through it on the way to the Pacolet. It was a mill town with around forty mills at its peak, and the mill villages around Beaumont and the others are still lived in. So are the early neighborhoods like Hampton Heights, a few blocks from Morgan Square.
Those lots were laid out long before anyone thought about where roof water went. Downspouts drop at the foundation, the yard is flat or tilts toward the house, and a century of settling has left low spots. Add new subdivisions on compacted clay at the edge of town and you have most of the drainage calls in the city.
Mill-village lots that were never graded to drain
A mill-village house sits close to the street on a small lot, with a back yard that often slopes gently toward the house rather than away. Rain off the roof lands at the foundation, soaks the crawlspace, and the back corner stays soft into summer. The fix is rarely one thing.
Jordan usually pairs a regrade with buried downspouts: the yard is cut so it falls away from the house for the first several feet, and the roof water goes into solid pipe that carries it to a daylight point or a pop-up at the low side. On a lot too small to regrade, a French drain along the back wall collects what the grading cannot move.
Why red clay holds water the way it does
The soil under Spartanburg is Cecil, the Piedmont's red clay: a sandy loam on top over a kaolinite clay subsoil. Water moves through the topsoil and stops at the clay. Where a builder scraped the topsoil off and compacted what was left, water has nowhere to go but sideways or up, and the clay has little ability to recover once it has been packed.
That is why a wet spot in a Spartanburg yard does not dry out on its own and why a French drain dug into the clay without a slope to daylight becomes a buried trough. The guide to fixing a yard that holds water goes through what works on clay and what does not.
Swale, French drain or regrade
A swale is a shallow shaped channel across the yard that carries surface water to a low side. It is the cheapest fix and often the right one on a lot with room. A French drain is a gravel trench with perforated pipe, for water that comes up from below or collects against a wall. A regrade changes the whole fall of the yard.
Most Spartanburg jobs end up with two of the three. The site visit decides which, and the guide to French drain versus swale explains the trade-off. Catch basins at a low corner and solid pipe out to the street or the ditch finish the system where a swale cannot reach.
Old stump holes and the low corner
A surprising number of low spots in older Spartanburg yards are where a big tree used to be. The stump rotted or was ground, the hole was filled with chips, and the ground kept sinking for years as the wood broke down. Water finds that dip first.
Those get dug out to firm ground, filled with compacted soil and graded flush as part of the drainage work. Where stumps are still in the way of a swale line, the stump grinding in Spartanburg is done first on the same visit, and the guide on stump holes sinking explains why the filled hole dropped.
SC811, the county stormwater office and the creek
Trenches for pipe and drains cross the same ground as water, gas and buried power, so a locate request goes to SC811 three full working days before digging, as South Carolina law requires. The marks decide where a French drain can run.
Spartanburg County's Stormwater office is on Fairforest Road, under Public Works, and its Engineering Division issues land disturbance permits. A yard regrade on a normal lot usually falls well under what needs one, but a lot backing onto Lawson's Fork or a tributary may sit in the mapped floodplain, where fill is regulated. For a lot inside the city line, the city has its own say too. The wider grading and excavation service covers the bigger regrades.

- Regrading and swales. The yard cut to fall away from the house and carry water to a low side.
- French drains. Gravel and perforated pipe where water comes up or sits against a wall.
- Buried downspouts. Roof water in solid pipe to a daylight point or pop-up, not the foundation.
- Basins and low spots. Basins at the low corner, old stump holes dug out and filled firm.

Questions people ask
Not seeing yours? Call (828) 574-4474 and ask Jordan, or read the guides.
Why does my Spartanburg back yard stay wet for days after rain?
Usually red clay under a flat or back-sloping yard. Water gets through the topsoil and stops at the clay, and if the yard does not fall away from the house there is nowhere for it to go. A regrade or a swale moves it; a French drain collects what the grading cannot.
Will a French drain alone fix a wet yard on clay?
Only if it has somewhere to drain to. A French drain dug into Spartanburg clay with no fall to daylight is a buried trough that fills up and stays full. Jordan checks for a low side first, and if there is none, a swale or a regrade with a pop-up outlet is the better answer.
Do I need a permit to regrade my yard in Spartanburg?
A normal residential regrade usually falls under the county's land disturbance thresholds, but lots near Lawson's Fork or its tributaries can be in the mapped floodplain, where fill is regulated. Ask Spartanburg County Stormwater, or the city inside city limits, with your address before a date is set.
Can you bury my downspouts at the same time?
Yes, and it is usually the first thing done. Roof water is the biggest single source of water at a foundation, and putting it in solid pipe to a daylight point or a pop-up takes half the problem away before any grading starts.
The low spot in my yard is where a tree used to be. Is that the same job?
Yes. Old stump holes filled with chips keep sinking as the wood rots, and they are dug out to firm ground, filled with compacted soil and graded flush as part of the drainage work. Stumps still in the way of a swale line are ground first.
