Commercial & Builders: What the Job Involves

A homeowner has one stump and a free Saturday to think about it. A builder has six lots and a slab date. An HOA board has stumps at the entrance and a meeting on Thursday. A property manager has a tenant asking about the thing in the back yard. The work is the same grinder and the same excavator, but what you need is different: a count, a clear number for the whole list, and the stumps gone without it becoming your project.

Commercial lots, rental property, HOA common ground and golf course work are all work JB takes on, and so are builders with several lots on one site. Stumps are ground below grade where grass or mulch is going back. Where a footing, a slab or a drive is going, the stump comes out whole with the excavator and leaves on a trailer. Buried construction stumps turned up by site work are a job of their own, because they have to be found first.

Builders and lots

On a building lot the question is what goes where. Stumps under the future lawn get ground. Stumps under the house pad, the drive or a utility trench come out whole, because buried wood rots and the ground above it moves. Mark up a plot plan or a phone photo and send it with a count. Several lots on one site is the kind of job a single trip is made for. Where the stumps are only part of it, the same quote can take in lot clearing and grading, so the ground is ready for the next trade and you are dealing with one contractor.

HOAs, common ground and golf courses

Common ground has an audience. Entrances, medians, walking paths, pool areas and fairways are used every day, so the work is planned around when people are on them. The tracked grinder is easy on firm turf, matting protects paved paths and cart paths, and marks get raked. Grindings can be raked back into the hole and topped off, or hauled off where a pile would not suit the setting. That is quoted separately. If your board, your office or your superintendent needs something from the contractor before work starts, say what it is when you call.

Rental property and property managers

You do not need to meet anyone at the property to get a number. Send two photos per stump, the stump with something beside it for scale and the way in, plus the town and anything a tenant should know. Say whether there is a gate, a dog or an irrigation system. Public utility lines are located through 811 before grinding near them. 811 does not mark private lines, so pass on what you know about irrigation, lighting and septic. Can you grind stumps on several lots for a builder in one trip?

Yes. Several lots on one site, or several stumps on one lot, is work a single visit suits well. Send a count, rough widths and a marked-up plan or photos showing which stumps sit under pads, drives or trenches. Those come out whole, and the others are ground below grade.

Do you work for HOAs on common ground and neighborhood entrances?

Yes, HOA common ground is work JB takes on. Send photos of each stump and where it sits: entrance bed, median, path edge, pond bank. Ask for the stumps to be listed on the quote so your board can approve it as written. Say whether the grindings should be raked back or hauled off, since that changes the number.

How is stump grinding handled on a golf course or busy common area?

The grinding is the same. The difference is working around when people are using the ground. Tell Jordan the days and times that suit play or foot traffic, where a truck and trailer may park, and which paths a machine may cross. Can a property manager get a stump quote without meeting on site?

We found buried stumps while grading a lot. Can you deal with them?

Yes, send a photo of what has been uncovered. Buried construction stumps are a different job from a standing stump, because they have to be found before they can be dug out. The excavator lifts them, they leave on a trailer, and the hole is backfilled so the grade can be finished.

The grind

The stump is ground in passes to below grade, usually four to eight inches under. Tell us first if you are planting or laying turf and it goes deeper.

Clean ground

Grindings are raked back into the hole and topped, left in a pile for your beds, or hauled off. Any marks on the lawn get raked.
