Concrete Removal and Slab Tear-Out in Spartanburg, SC

Spartanburg has a lot of old concrete. The neighbourhoods around the mills and the Victorian streets off Pine and Magnolia have driveways, walks and stoops that were poured generations ago and have lifted, cracked or sunk. Jordan breaks them out with a hydraulic breaker, hauls the pieces and grades the ground back, or pours new.

Concrete Removal in Spartanburg

Old concrete in an old city

Spartan Mills opened in 1888 and there were nine mills in or around the city by 1909, each with a village of small houses on narrow lots. Those streets, and the bigger Victorian houses on Main, Pine and Magnolia, are where most of the concrete removal calls come from.

A driveway laid before cars were this heavy, now in four pieces. A sidewalk pushed up by an oak that was a sapling when it was poured. A back stoop sinking away from the door, a patio that holds water, a shop slab somebody's grandfather put down. Out past the city limits, where most of the county's growth went, it is newer concrete that cracked on bad fill.

The driveway that lifted under the oak

Spartanburg's old neighbourhoods have big trees close to the house, and a big tree's roots run under whatever is in their way. A drive or a walk that was flat for fifty years ends up with a hump and a crack, and the trip hazard gets worse every year.

Jordan breaks the lifted sections out and hauls them. If the tree stays, the roots stay too, and the new pour or the gravel is shaped over them. If the tree is already gone, the stump can be ground on the same visit through stump grinding in Spartanburg, and the roots under the slab come out with it.

Breaking, loading, hauling

The hydraulic breaker on the mini track loader does the work. It breaks a four-inch drive into pieces the grapple can lift, and it handles a thicker shop slab or a footing by taking longer, not by needing a bigger machine. Wire mesh and rebar are cut as they turn up.

The pieces are loaded onto the dump trailer, and on a bigger tear-out a roll-off dumpster can sit in the drive and be swapped as it fills. On a mill-village street the trailer may have to sit in the road, so say how the parking works. Concrete slab removal covers what thickness and steel change about the job, and the demolition service page covers the buildings that sometimes stand on the slab.

City or county, and SC811

Inside the city limits, Building Inspections for the City of Spartanburg is at 440 South Church Street. Outside them, it is Spartanburg County Building Codes at 366 North Church Street. Breaking out a patio rarely needs anyone's permission, but replacing a drive where it meets a city street can, so ask the city before that part is poured.

Before the breaker starts, SC811 marks buried public lines. South Carolina law requires the notice and it takes three working days. On an old city lot the water line often runs under the drive, and a gas line can too, which is reason enough to wait for the marks.

Tear-out and the new pour on one quote

Jordan pours concrete as well as breaking it. So a drive that comes out on Tuesday can be formed, based and poured as the second half of the same job, with one figure covering both. That is what concrete services covers, and what a concrete driveway costs walks through the numbers.

Doing it as one job means the old base is checked before the new slab goes down. On the mill-village lots the old drive often sat straight on clay with no stone under it, which is why it cracked. The new one gets a compacted base so it does not do the same.

Filling the hole, or going to gravel

Not every slab gets replaced. A patio nobody used, or a shop pad with no shop, can come out and the ground can be filled, compacted and seeded. The hole is brought up in layers so it does not settle into a dip that holds water against the house.

A drive can also go to gravel, which is cheaper and easier to fix, through gravel driveways in Spartanburg, and the trade-off is mostly upkeep against the upfront cost. Either way, two photos and the street name get a price, or he comes and looks for free.

What it includes

What that covers

  • Driveways and aprons. Broken out section by section, loaded and hauled off.
  • Patios and walks. Lifted, cracked or sunk, taken out down to the base.
  • Slabs and footings. Shop pads and old foundations broken, steel cut, hauled.
  • Steps and stoops. Poured steps broken out and the entrance left ready to rebuild.

Spartanburg is the middle of Jordan's South Carolina run. The same tear-outs go on up Highway 9 in Boiling Springs and west along I-85 in Duncan, with Roebuck, Pacolet, Moore and Inman on the same roads. Questions people ask

Not seeing yours? Call (828) 574-4474 and ask Jordan, or read the guides.

Do I need a permit to remove a driveway in Spartanburg?

Breaking out a patio or a drive on your own lot rarely needs one. Replacing a drive where it meets a city street can involve the city, so ask Building Inspections at 440 South Church Street before that part is poured. Outside the city limits, the office is Spartanburg County Building Codes at 366 North Church Street.

The sidewalk has lifted over a tree root. Can you fix it without killing the tree?

The lifted section comes out and the root is left where it is. The new walk or the gravel is shaped over the root with enough cover that it does not lift again straight away. Cutting a big root close to the trunk is what kills an old oak, so the plan works around it.

What happens to the broken concrete?

It is loaded on the dump trailer, or into a roll-off dumpster on a bigger job, and hauled off the lot. It does not get buried in the hole. The hole is filled with compacted material so the new pour or the lawn sits on something solid.

Can the old drive come out and the new one go in as one job?

Yes. Jordan pours as well as breaks, so the tear-out, the base and the new slab go on one quote with one figure. Concrete driveway cost explains what sets the price for the new part. A gravel drive is the cheaper alternative if that suits the house.

How long before the trailer and the machine are off a mill-village street?

A single drive on a small lot is usually a day's work, and the trailer leaves with the concrete. On a narrow street the trailer may have to sit in the road, so say how parking works on your block and the day can be planned around it. Send a photo from the street and one of the slab.
