Concrete Removal and Driveway Tear-Out in Boiling Springs, SC

Most of the concrete in Boiling Springs was poured after 2000, when the subdivisions along Highway 9 and Parris Bridge Road went in, and it is now old enough to have settled, cracked or sunk. Jordan breaks out the bad sections with a hydraulic breaker, hauls them off and either pours new or grades the ground back.

Concrete Removal in Boiling Springs

Subdivision concrete that is old enough to fail

Boiling Springs went from about 4,500 people to more than 10,000 between 2000 and 2020, and almost every one of those houses came with a builder's driveway, a front walk and a small patio or pad out back. Twenty years on, that first round of concrete is showing its age.

The calls are for a driveway section that dropped at the garage, a walk that tilted toward the house, a patio that has a crack you can put a finger in, or a pad someone poured for a shed that is now in the way of a bigger shed. Not old concrete, but concrete that was poured fast on ground that had just been graded.

The settled section and the sunken walk

The usual failure here is settlement, not wear. A subdivision lot is cut and filled to make it flat, and concrete poured on the fill side before it had time to pack down goes with it. One section of the drive drops an inch at the joint and the car bumps over it every day.

Jordan breaks out just the sections that have moved, if the rest are sound, and hauls them. The ground under them is compacted before the new pour, which is the part that was skipped the first time. A whole drive comes out the same way, one section at a time, if that is what it needs.

Shed pads and the thickened edge

A shed or a shop pad is thicker at the edge than in the middle, with a turned-down footing that goes below grade. People are surprised by how much concrete is in a pad that looked like a slab. The breaker takes the field first and then the edge, and the footing is dug out rather than left in the ground.

If the shed is still on it, demolition in Boiling Springs covers taking the building down first. Concrete slab removal explains what the thickness and the wire inside change about the job and the price.

What the clay does under a slab

The ground here is Piedmont red clay. It holds a slab fine when it is dry and compacted, and badly when water gets under it. A downspout that empties beside the patio, or a yard that slopes toward the drive, washes fines out from under the slab until there is a void and the concrete breaks into it.

So before anything goes back, the water question gets answered. Downspouts get carried away from the new slab, the grade gets corrected, and if the yard itself holds water, yard drainage in Boiling Springs fixes that on the same trip. Otherwise the new concrete fails the same way the old one did.

SC811, the county office and the apron at the street

SC811 marks buried public lines before the breaker starts. South Carolina law requires it and it takes three working days. In a subdivision the water meter and the service line are often right under the drive, and gas can be too, which is reason enough to wait for the marks.

Boiling Springs has no town hall. Permit questions go to Spartanburg County Building Codes at 366 North Church Street in Spartanburg. Taking out a patio on your own lot rarely needs anyone's say, but replacing the apron where the drive meets the road is the part to ask about. The demolition service page covers the tear-down side.

Replacing it: Jordan pours too

The tear-out and the new drive, patio or pad can go on one quote, because Jordan pours concrete as well as breaking it. Concrete services covers the new work, including how long to keep the car off it afterwards.

Two photos and the subdivision name get one figure with the breaking, the hauling and the base in it. If the drive is going to gravel instead, or the patio is just being taken out and seeded over, say so. Stump grinding and the rest of his work in the area are on the Boiling Springs page.

Questions about this work

Questions people ask

Not seeing yours? Call (828) 574-4474 and ask Jordan, or read the guides.

Can you replace just one section of my driveway?

Yes, if the other sections are sound. The settled panel is broken out at the joints, the ground under it is compacted, and a new panel is poured to match. Send a photo of the whole drive and one of the bad section so the quote can show it both ways, one panel or the whole drive.

Why did a driveway poured in 2008 already fail?

Usually because it was poured on fill that had not settled, or because water got under it. Subdivision lots are cut and filled to make them flat, and concrete on the fill side goes down with it. A compacted base and downspouts carried away from the slab are what stop it happening again.

Do I need a permit from the county to take out a patio?

Rarely, for a patio on your own lot. Boiling Springs has no town hall, so the office for any permit question is Spartanburg County Building Codes at 366 North Church Street in Spartanburg. Replacing the apron where the drive meets the road is the part worth asking about.

How much concrete is in a shed pad?

More than it looks. A pad has a thickened edge, a turned-down footing that goes below grade all the way round, so a ten-by-twelve pad can be several tons. The breaker takes the field first, then the edge, and the footing is dug out. Concrete slab removal explains the details.

Will you take the broken concrete away?

Yes. The pieces go on the dump trailer as they are broken, or into a roll-off dumpster if there is a whole drive coming out, and leave with the machine. Nothing is buried in the hole or left in a pile. One figure covers the breaking, the hauling and the grading or the base for the new pour.
