Demolition and Tear-Downs in Boiling Springs, SC

Boiling Springs has more than doubled since 2000, and most of what stands in its back yards went up in the same stretch. Sheds, carports and decks from that first wave are now worn out and in the way. Jordan takes them down, loads the debris on his trailer, hauls it off and leaves the ground graded.

Demolition in Boiling Springs

A place that doubled in twenty years

Boiling Springs is not a town in the legal sense. It is a stretch of northern Spartanburg County along Highway 9 and Parris Bridge Road that grew from about 4,500 people in 2000 to more than 10,000 by 2020, nearly all of it subdivisions on quarter- and half-acre lots.

That is where the demolition calls come from. A shed that went in with the house twenty years ago has a rotten floor. A metal carport bent in a storm. A deck off the back has gone soft at the ledger. Further out, toward New Prospect Road and Lake Bowen, there are older places with a barn or a block outbuilding sitting on the best spot of the lot.

The backyard shed between two houses

The most common job here is one shed in a fenced back yard with houses close on both sides. The way in is a gate or a strip of grass beside the garage, and a full-size machine would tear it up. Jordan runs a mini track loader with a grapple that fits that gap.

The shed is pulled apart, loaded a grapple at a time and carried out to the trailer in the driveway. Metal, wood and shingles are sorted as they come out. If there is a slab under it, the breaker on the same machine takes that out too, footings included.

Red clay and the hole that is left

The ground under Boiling Springs is Piedmont red clay, the Cecil series that covers most of the Upstate. It drains well where it has not been disturbed, but it packs hard under a machine and does not forgive a hole left open.

Pull a slab out of a yard that already slopes toward the house and leave the void, and the first storm fills it. So the last step is filling it in layers, compacting each one and shaping the surface so water runs toward the street or the swale, not the foundation. If the yard was already holding water, yard drainage in Boiling Springs covers fixing that while the machine is there.

Locates, power and the county office

Buried lines are marked through SC811 before the breaker goes near a slab. In South Carolina that notice is required by law, and the locate takes three working days. A shed with a light or a carport with an outlet has a feed that someone has to kill at the panel first.

Because Boiling Springs is unincorporated, building and demolition permits come from Spartanburg County Building Codes at 366 North Church Street in Spartanburg, not a town hall. Ask there before a date is set, and say whether anything is going back on the spot.

What comes next, and what Jordan leaves alone

Once the building is gone, the same visit can cover the rest of the yard. A cracked patio or an old drive can go on the same quote through concrete removal in Boiling Springs, and a stump beside the shed can be ground while the loader is still off the trailer.

What he does not do is houses, or anything that needs asbestos abatement or a licensed demolition contractor. If an old outbuilding has that kind of siding or roofing, he says so when he looks and tells you who to call instead. The demolition service page lists the full scope.

A number before anything starts

Two photos and a street name are usually enough for a price: one of the building, one of the way in. If it is a bigger job, or there is a slab and a deck and a stump all on one lot, Jordan comes out and looks, which costs nothing.

You get one figure with the hauling and the cleanup in it, not a day rate that grows. If you want to know what moves the price before you send photos, what demolition costs walks through it. The Boiling Springs page covers the rest of what he does in the area.

What it includes

What that covers

  • Sheds and carports. Wood, metal or vinyl, pulled apart and loaded on the trailer.
  • Decks and pool decks. Boards, joists, posts and the concrete the posts sit in.
  • Slabs and footings. Broken with the hydraulic breaker and hauled, the part below grade included.
  • Ground graded back. The void filled, compacted and shaped so water has somewhere to go.

Boiling Springs and the towns nearby

The same work runs across the north side of Spartanburg County. Jordan takes down sheds and outbuildings in Inman, on the other side of Lake Bowen, and in Spartanburg itself, where most of his South Carolina days begin or end. Chesnee, Cowpens and Wellford are on the same roads. The whole map, from Tryon down into both Upstate counties, is on the service area page.

How the work actually goes

You get Jordan. Not a crew he sent.

You call

You call or send two photos. Jordan looks at the job himself, on the ground or from your photos, rather than pricing it off a guess.

A number first

You get one figure before anything starts, with the hauling and the cleanup in it.

Ground left usable

Voids get filled and the ground gets graded back so you can pour, build, seed or just mow.

Do I need a permit to tear down a shed in Boiling Springs?

Boiling Springs has no town government, so the question goes to Spartanburg County Building Codes at 366 North Church Street in Spartanburg. The answer depends on the size of the building and whether it had power or plumbing. Ask before a date is set, and ask at the same time about anything going back in the same spot.

Can you get a machine into a fenced back yard?

Usually. The mini track loader is narrow enough for most gates, and where it is not, a fence panel can come out for the day and go back after. Send a photo of the gate or the gap beside the house with the photo of the shed, and you will hear from that whether it fits.

What happens to the slab under the shed?

If you are putting a new building on it, it stays and gets checked for cracks. If not, the hydraulic breaker reduces it to pieces, they are loaded and hauled with the rest, and the hole is filled and compacted in layers. Concrete slab removal explains what thickness and wire mesh change.

Does the power to the shed have to be off before you start?

Yes. Turn the breaker off at the panel and have an electrician disconnect the feed at the house end. SC811 marks public utility lines, not the private wire from your panel to the shed, so tell Jordan where that line runs if you know.

How much does shed demolition cost in Boiling Springs?

It depends on the size, whether there is a slab, how far the trailer sits from the building and what is still inside. Two photos and your street get you one figure with hauling and cleanup in it, free. What demolition costs lists what pushes a price up or down.
