Demolition and Haul-Off in Duncan, SC

Duncan is an old railroad town that has grown by a quarter in ten years, with new streets wrapping around the lots that were there first. The old carport, the leaning garage and the shed behind a house on Main Street are what people call about. Jordan takes them down and hauls the debris to the trailer.

Demolition in Duncan

A railroad town with new streets on every side

Duncan grew up where the railroad came through in 1873 and got its charter in 1889. For a century it stayed small. Then I-85 became the south edge of town, Highways 290 and 292 filled with traffic between Greer and Spartanburg, and the census counted a 27 percent jump between 2010 and 2020.

So the town has two kinds of lots. The old ones near the center, with a garage or a block outbuilding that has outlived three owners, and the new ones on former fields, where the only thing to demolish is the carport the first owner bolted down. Both end up on the same trailer.

Carports, garages and the occasional mobile home

A metal carport is the quickest tear-down in town: unbolt it, fold it, load it. A detached garage takes longer because the roof comes off before the walls, and because there is usually a slab under it with a thickened edge that has to be broken. Jordan uses the grapple for the structure and the breaker for the concrete, on the same mini track loader.

An older lot sometimes has a mobile home at the back that nobody has lived in for years. That can go too, once the title question is settled and the utilities are cut. Mobile home removal lists what has to happen before it comes apart.

Near the Middle Tyger, ask before you fill

The Middle Tyger River runs through the north part of Duncan and forms part of the line with Lyman. Lots down toward it sit on bottomland that stays wet, and some of it is in the mapped floodplain.

That matters at the end of the job, not the start. When a slab comes out, the hole is normally filled and compacted so the yard drains. In a floodplain, bringing in fill can need approval first. If the lot is anywhere near the river, say so when you call, and check with the county before a date is set.

Town Hall, county codes and SC811

Duncan has its own zoning board, run out of Town Hall at 153 West Main Street. Spartanburg County Building Codes, at 366 North Church Street in Spartanburg, handles building permits for much of the county. Call Town Hall first and ask which office wants to see a demolition on your street.

Underground utilities are marked through SC811 before the breaker touches a slab or the excavator digs a footing. The law requires it, and the locate takes three working days, so it is the first thing scheduled. Any power or gas line to the building is disconnected by the utility ahead of that.

Tear-out, then a pad or a parking spot

Most people in Duncan are not tearing down a garage to look at grass. Something is going back, usually a bigger shop, a parking pad or a new carport. Jordan grades the spot for it while the machine is there, and if the old slab was fine but the building was not, the slab can stay.

A cracked patio or a drive that has heaved can be added through concrete removal in Duncan. Stumps along the fence go on the same visit through stump grinding in Duncan. Houses, and anything needing asbestos abatement, are not his work, and he says so when he looks.

What a quote looks like

Send a photo of the building and a photo of how the trailer gets to it. With the street name, that is usually enough for Jordan to give one figure, with the hauling and the cleanup in it. If there is more on the lot, he comes out and looks for free.

The number does not move unless something turns up that was not in the photos, like a second slab under the first. The demolition service page covers the full list of what comes down, and the Duncan page covers the rest of what he does in town.

What it includes

What that covers

  • Carports and garages. Metal frames unbolted, stick-built garages taken down roof first.
  • Sheds and decks. Pulled apart with the grapple and loaded straight to the trailer.
  • Mobile homes. Stripped, broken down and hauled once utilities and title are sorted.
  • Slabs under them. Broken out with the breaker, hauled, the hole filled and compacted.
Duncan and nearby

Duncan and the towns nearby

Duncan sits in the middle of the run between Greer and Spartanburg, so Jordan is often on the same roads. He takes down outbuildings in Greer, ten minutes west along Highway 290, and in Spartanburg to the east. Lyman, Wellford, Startex and Reidville are all on the way, and so is Moore. The service area page shows the whole map from Tryon down.

How the work actually goes

You get Jordan. Not a crew he sent.

You call

You call or send two photos. Jordan looks at the job himself, on the ground or from your photos, rather than pricing it off a guess.

A number first

You get one figure before anything starts, with the hauling and the cleanup in it.

He runs the machine

Then he shows up with the machine and the trailer and does the work.

Ground left usable

Voids get filled and the ground gets graded back so you can pour, build, seed or just mow.

Who issues a demolition permit in Duncan?

Start with Town Hall at 153 West Main Street, which handles zoning for the town, and ask whether the job also goes through Spartanburg County Building Codes at 366 North Church Street in Spartanburg. Which office you need depends on where the lot sits and what is coming down.

Can an old mobile home on the property be hauled off?

Yes, once the power, water and sewer or septic are disconnected and the title is settled. It is stripped, broken down and loaded in sections. Mobile home removal goes through the paperwork and the order of work.

My lot backs onto the Middle Tyger. Does that change anything?

It can. Lots along the river may be in the mapped floodplain, and bringing in fill to level the spot where a building stood can need approval there. Ask Spartanburg County about the lot before the job is scheduled, and the hole can be left at grade or filled accordingly.

Does the garage slab have to come out?

No. If it is sound and level and you want to build on it again, it stays. If it is cracked, too small or in the wrong place, the breaker takes it out along with the footings and the hole is filled. It is your call, and the quote can show it both ways.

Will you take down just a metal carport in Duncan?

Ask. A single carport is a short job, and it works well when the trailer is already in the Duncan and Greer area on another day. Send a photo and the street and you will get a straight answer on timing and a price with the haul-off included.
