Demolition and Farm Building Removal in Landrum, SC

Landrum is the closest South Carolina town to the shop, ten minutes down Highway 176 from Tryon. It was cotton and peach country before it was horse country, and the barns, packing sheds and run-in sheds from all three eras are still standing on small acreage. Jordan takes down the ones that are done.

Demolition in Landrum

Closest to home, ten minutes down 176

Landrum started as a railroad stop in 1880 and has grown slowly ever since, about 2,500 people now, just over the state line in the top corner of Spartanburg County. Highway 176 and Highway 14 cross in the middle of it, and I-26 runs past the east side.

The country around it is horse farms and small acreage in the foothills, and small acreage comes with buildings. A barn from the peach years, a run-in shed the horses no longer use, a carport off a 1970s ranch house, a block pump house with nothing in it. When those are in the way, they are a short drive for Jordan.

Barns, run-in sheds and fence-line buildings

A horse barn is mostly posts, rafters and tin, with stall partitions and sometimes a concrete aisle. The tin comes off first and is loaded on its own, then the roof frame, then the posts are pulled. Run-in sheds are the same job at a smaller scale.

Fence-line buildings take a little care, because the fence usually stays. The mini track loader with the grapple works from inside the paddock and loads over to the trailer, and the posts come out with the excavator if they are set deep. Barn and outbuilding demolition covers what to clear out before the day.

Foothill ground: slope and rock

Landrum sits a thousand feet up, where the Piedmont clay starts to give way to the first slopes of the mountains. A barn site is rarely flat. It was cut into the hill, or built on a bench, and when the building goes the bench is still there with nowhere for water to go.

So the grading at the end is shaped to the slope, not just raked level. The footing holes are filled and compacted, and the bench is tilted so rain runs off downhill rather than against the next building. Where the breaker finds rock under a footing, it is broken and hauled with the concrete.

City Hall, county codes and SC811

Landrum is a city with its own hall at 100 North Shamrock Avenue, and Spartanburg County Building Codes at 366 North Church Street in Spartanburg handles building permits for much of the county. Call City Hall first, say what is coming down and where, and ask which office needs to see it.

Buried utilities are marked through SC811 before the breaker or the excavator goes in, which is the law in South Carolina and takes three working days. A barn with lights or a well house with a pump has a feed, and the utility disconnects it before anything is pulled.

Clearing, grading and what goes back

A barn that comes down in Landrum is usually the start of a bigger plan for the pasture or the lot. Jordan clears the brush and saplings that grew up around it through land clearing in Landrum, and levels the site and cuts the drive to the new building through grading and excavation in Landrum.

What he does not do is houses, or any building that needs asbestos abatement or a licensed demolition contractor. He says so when he looks, and points you to someone who does that work. The demolition service page has the full list.

Small jobs work here

Because Landrum is so close, there is no long trip built into the price. A single carport, one run-in shed or a pump house is worth a call on its own, and Jordan can often look at it in person rather than from photos, on his way to or from a bigger job.

You get one figure with the hauling and the cleanup in it, free, before anything starts. For what moves the number, read what demolition costs. The Landrum page covers stump grinding and the rest of what he does in town.

What it includes

What that covers

  • Barns and run-ins. Tin off, frame down, posts pulled, all loaded on the trailer.
  • Carports and sheds. Metal or wood, taken apart and hauled off.
  • Pump houses and block. Walls down, slab broken with the breaker, concrete hauled.
  • Benches graded to drain. Footing holes filled, the slope shaped so water leaves.
Landrum and nearby

Landrum and the towns nearby

Landrum is the hinge between the two halves of the map. Jordan does the same tear-downs five minutes north in Columbus and Tryon, and south through Campobello and Gowensville into Inman and the rest of Spartanburg County. Mill Spring, Green Creek and Saluda are all within the same short drive. The service area page shows the whole run, both states.

How the work actually goes

You get Jordan. Not a crew he sent.

You call

You call or send two photos. Jordan looks at the job himself, on the ground or from your photos, rather than pricing it off a guess.

You get one figure before anything starts, with the hauling and the cleanup in it.

Who do I ask about a demolition permit in Landrum?

Start with Landrum City Hall at 100 North Shamrock Avenue and say what is coming down. Spartanburg County Building Codes at 366 North Church Street in Spartanburg handles building permits for much of the county, and City Hall will say whether the job goes there. Ask before a date is fixed.

Can a barn come down without taking the fence with it?

Yes. The mini track loader works from inside the paddock and loads over the fence to the trailer, or through a gate if there is one wide enough. Posts set near the fence line are pulled straight up with the excavator rather than pushed. Say which fences stay and which can go.

What happens to the concrete aisle and the footings?

They are broken with the hydraulic breaker, loaded and hauled with the rest of the concrete, including the part below grade. The holes are filled and compacted. If you want the aisle left as a pad for a new building, it can stay, and the quote can show it both ways.

Is one small carport worth calling about?

In Landrum, yes. The drive from Tryon is ten minutes, so there is no long trip to carry. Send a photo and the road name, or ask for a look in person, which costs nothing. You get one figure with the haul-off in it.
