Demolition and Outbuilding Tear-Downs in Forest City, NC

Forest City is a mill town that has stayed about the same size for a long time, so the buildings behind its houses are old. Garages from the mill-village years, block outbuildings, barns on the rural roads and sheds that did not survive the 2024 storm. Jordan takes them down and hauls them off.

Demolition in Forest City

A mill town where the old buildings outnumber the new

Forest City was Burnt Chimney until 1887, and for most of the century after that it was a textile town. Alexander Mills, with its mill village now a historic district, merged into the town in 1999. The population has sat around 7,400 since, the largest in Rutherford County but not growing.

That changes what demolition means here. It is less about clearing a lot for a new subdivision and more about age. A garage built when the mill was running, a block wash house, a barn on a Second Broad River farm that has not held an animal in thirty years, a carport that a tree landed on.

Mill-village garages and block outbuildings

The older streets around the mill carry a lot of small, solid buildings. Concrete block was cheap and people built with it, so the outbuilding behind a mill house is often block walls on a slab, with a tin or shingle roof that has outlived the mortar.

Block comes down differently from a frame shed. Jordan pulls the roof first, then takes the walls down with the grapple on the mini track loader a course at a time, so nothing falls toward the house or the neighbour's fence. The block and the slab are broken with the hydraulic breaker and hauled as concrete, separate from the wood and tin.

What the storm left standing, barely

Helene hit Rutherford County hard in September 2024, worst at Chimney Rock and Lake Lure but felt across the county. Two years on, there are still outbuildings around Forest City with a tree through the roof, or a wall racked by water, that have been left because the house came first.

Those are straightforward to take down, but the tree has to come out of the picture before the building does. If the trunk is still on the roof, say so in the photos. Storm damage in western North Carolina covers what is involved when a fallen tree and a wrecked shed come as one job.

Town permit, county inspections, NC811

The Town of Forest City issues its own demolition permit through Planning and Code Enforcement at Town Hall, 128 North Powell Street. Building inspections for the county run out of Rutherford County Building Inspections at 270 North Toms Street in Rutherfordton. Inside the town limits start with the town; outside them start with the county.

Before any digging or breaking, NC811 marks the buried public lines. Give it three working days. The service is free and North Carolina law requires it. Any power to the building is disconnected by the utility before the first wall moves.

Bottomland along the Second Broad

The Second Broad River runs along the east side of Forest City on its way to the Broad, and the farms along it sit partly on bottomland. A barn down there stands on ground that holds water, and some of it is mapped floodplain.

When the barn is gone the footings and posts come out rather than staying buried, and the spot is graded to drain. In a floodplain, bringing in fill can need approval first, so ask the county about the lot before a date is set, and say what the ground is going to be used for.

Then a lot you can use

A tear-down in Forest City is often the first step in cleaning up a whole parcel. Jordan clears brush and saplings through land clearing in Forest City, and cuts and gravels a drive through gravel driveways in Forest City, so the barn site becomes a shop site or a building spot in one go.

Two photos and the road name get one figure with the hauling in it, or he comes up and looks for free. Houses, and buildings needing asbestos abatement, are not his work, and he says so. The demolition service page and the Forest City page cover the rest.

What it includes

What that covers

  • Block outbuildings. Roof off, walls down a course at a time, block hauled as concrete.
  • Barns and sheds. Tin, rafters and posts out, sorted and loaded on the trailer.
  • Storm-wrecked buildings. Taken down once the tree is off, debris hauled.
  • Slabs and footings. Broken with the breaker, hauled, the hole filled and graded.
Forest City and nearby

Forest City and the towns nearby

Forest City is the far end of the Rutherford County run from Tryon, about half an hour up Highway 108 and 74, and the drive is built into the price. Jordan does the same tear-downs in Rutherfordton, Spindale, Bostic and Ellenboro on the way, and across the line in Columbus and Hendersonville. The full map, both states, is on the service area page.

How the work actually goes

You get Jordan. Not a crew he sent.

You call

You call or send two photos. Jordan looks at the job himself, on the ground or from your photos, rather than pricing it off a guess.

A number first

You get one figure before anything starts, with the hauling and the cleanup in it.

He runs the machine

Then he shows up with the machine and the trailer and does the work.

Ground left usable

Voids get filled and the ground gets graded back so you can pour, build, seed or just mow.

Who issues a demolition permit in Forest City?

The Town of Forest City has its own demolition permit application through Planning and Code Enforcement at 128 North Powell Street. Rutherford County Building Inspections in Rutherfordton handles building inspections for the county. Inside the town limits, call the town first and they will say if the county is involved too.

A tree is still lying on my shed from the storm. Can you do both?

Yes, but it is two jobs on one visit. The trunk is cut and moved off with the grapple first, then the shed comes down, then the stump can be ground. Send a photo that shows the tree and the building together so the quote covers all of it.

Can a block building be taken down without damaging the house next to it?

That is why it comes down a course at a time instead of being pushed over. The roof is removed first, then the walls are pulled inward with the grapple. On a tight mill-village lot the trailer may sit in the street, and the block is carried out rather than dropped.

What does NC811 do and how long does it take?

NC811 arranges for the utilities to mark their buried lines on your property for free. North Carolina law requires the call before digging, and it takes three working days. It does not mark private lines from the house to the outbuilding, so point out any you know of.

Is Forest City too far from Tryon for one small job?

Half an hour each way is built into the price, so one shed on its own is the hardest job to make cheap. It works best paired with something else on the lot, a stump, a drive, some clearing, or when Jordan is already working in Rutherford County that week. Send a photo and ask.
