Demolition in Hendersonville

Old outbuildings on Hendersonville lots

Hendersonville has a long list of historic districts, among them Main Street, the Seventh Avenue Depot District, Druid Hills, Hyman Heights-Mount Royal, Lenox Park and the West Side. Behind many of those houses stand garages, sheds and workshops as old as the homes. When one finally gives out, taking it down raises questions a newer suburb never asks: which kind of district the lot is in, what the old materials are, and where the debris is allowed to go.

There are two kinds of historic district here, and they work differently. National Register districts are not regulated by the city, though they can carry state incentives. Locally designated districts are another matter: the city's Historic Preservation Commission requires a certificate of appropriateness before work on the exterior of a building there. Whether pulling down an outbuilding counts is a question for the commission's coordinator, and it is worth asking before anything else is booked.

Hendersonville is up I-26 from Tryon and squarely inside the working area for JB Stump Grinding & Land Management. On a tear-down the loader's grapple takes the structure apart piece by piece and puts it on the trailer, its breaker deals with slabs and steps, and the excavator takes anything heavier. Demolition and structure removal explains what comes down and how.

Local ground and rules

Permits and paperwork in Henderson County

Hendersonville demolition work

  • Garages, sheds and workshops taken down

  • Slabs, steps and footings broken out
  • Debris sorted for scrap, wood and concrete
  • Ground raked clean of nails and glass
  • Site left level for lawn or rebuilding

Building permits come through the county

Every building permit for a Hendersonville address comes from Henderson County, which does the city's permitting and inspections under contract, and the county does the same work directly outside city limits. So the county is the office to ask whether a demolition permit applies, and ask the city about zoning or a certificate of appropriateness if the lot is in town. Power, water and gas to the building have to be disconnected by the providers first, and an electrician should make the circuit safe at its source.

The state asbestos notice

North Carolina's Health Hazards Control Unit, part of the state health department, wants a building inspected by an asbestos inspector holding state accreditation before it is demolished. The demolition notice has to reach the unit ten working days ahead, and it is required whether or not asbestos is found. A city or county demolition permit does not count as that notice. Whether a small residential outbuilding falls under those rules is a question the unit answers for itself, so call it early and build the ten-day wait into the schedule.

Where the debris goes in Henderson County

Henderson County names its transfer station as the place for construction debris and wood waste, alongside garbage and tires. The residents-only convenience center handles recycling, some electronics and old appliances, and demolition loads do not belong there. Inside the city, curbside yard waste pickup is no route for any of it. A tear-out is sorted as it is loaded so metal, clean wood and concrete each go where they are accepted. If a tree beside the building was cut, its stump can be ground while the machines are there.

Do I need a certificate of appropriateness to tear down a garage in Hendersonville?

If the property is in one of the city's locally designated historic districts, ask first. The Historic Preservation Commission requires a certificate of appropriateness before exterior work there, and its coordinator can say whether a demolition counts. National Register districts are not regulated by the city. Community Development has the map of local districts.

Who issues demolition permits inside Hendersonville city limits?

Henderson County, which issues building permits and does inspections for the city under contract. The city still looks at zoning through Community Development. Start with either office and ask whether your structure needs a demolition permit. The state asbestos notice is a separate step that a local permit does not replace.

Can shed demolition debris go to the Henderson County convenience center?

No, by the county's own description. The convenience center is a residents-only recycling site for household materials, some electronics and appliances. Construction debris and wood waste go to the transfer station. Phone the solid waste office before loading a trailer, and keep metal and concrete separate.

How far ahead should a demolition in Hendersonville be planned?

Far enough to clear the paperwork. North Carolina's asbestos notice has to reach the state ten working days before demolition starts, a historic district review may need a meeting, and utility disconnects take their own time. Make those calls first, then book the machine work once the dates are clear. The shed demolition guide lists the rest of the prep.
