Land Clearing in Landrum, SC
Lot and land clearing in Landrum and the foothill ground around it. Brush and roots out, debris gone, and a straight answer on which South Carolina rules touch your job. Landrum is close to home, next down US 176 from Tryon.
Clearing ground where the Piedmont meets the mountains
Landrum sits just over a thousand feet up, near the North Carolina line, where the land starts climbing toward the Blue Ridge. Lots range from in-town parcels near the US 176 and SC 14 crossing to pasture and woodland further out, with I-26 just to the east. Under the topsoil it is the Upstate's red clay, and once the cover is off, that clay moves in the first hard storm. Clearing here is planned around that from the start.
The work itself is familiar: brush, briars and saplings out, roots pulled where a building, drive or septic field is going, and every load hauled away. What changes when you cross the state line is the paperwork. Two lots facing each other across the line fall under different rules, so it pays to know which South Carolina office you are dealing with before the date is set.
JB Stump Grinding & Land Management works out of Tryon, the next town up US 176, which makes Landrum close to home and a modest job worth doing. Clearing usually runs straight into grading or a drive with the same machines. The land clearing page explains the method, and Jordan quotes from photos of the land, the way in and your plans for it.

Stormwater law and when it applies
Under South Carolina's stormwater law, disturbing land takes a plan and a permit unless the work is exempt, and one exemption covers a lone house built outside any subdivision. Open an acre or more, though, and SCDES construction stormwater permitting applies. Inside Landrum, start with the city's planning office. Outside, ask Spartanburg County which office reviews land disturbance. The guide to clearing and erosion rules in both states has the detail.
Septic permits come from the state
Across the line in North Carolina, a septic permit comes from the county. In South Carolina it comes from SCDES, the Department of Environmental Services, which took over that work from the old DHEC. If a lot outside Landrum is not on sewer, ask SCDES how the site should be prepared for its soil evaluation before clearing, and keep loaded machines off the likely drain field until you know where it is. Clear the house site first and the septic area last.
Burning: city limits change the answer
Outside city limits, South Carolina expects you to notify the Forestry Commission before burning, online or by phone, and land-clearing burns next to woods, brush or grass fall under that rule. Those burns also have to meet SCDES air regulation 61-62.2, which the commission's dispatchers will not interpret for you. Inside Landrum the state notice law does not apply, so the city sets the rules and City Hall is the place to ask. Hauling the debris sidesteps the question altogether.

Do I need a permit to clear a lot for one house in Landrum SC?
It depends. The state stormwater law exempts one house built on its own, outside a subdivision, but an acre or more of disturbance brings in state permitting, and city or county rules still apply. Ask the City of Landrum if you are inside its limits, or Spartanburg County if you are outside, and get the answer in writing.
Who issues septic permits for land near Landrum?
SCDES, South Carolina's Department of Environmental Services, handles septic permits statewide, including northern Spartanburg County. Speak to them before clearing so the drain field area is not compacted by machines, and so you know where the house can sit.
Is clearing land in Landrum different from clearing in Tryon?
The machines and the method are the same. The rules are not. North Carolina sends erosion questions to a state regional office or a county program and septic to the county, while South Carolina handles septic through SCDES and splits land disturbance between state law and the county or city. Burning rules differ too.
How soon can a cleared lot in Landrum be graded?
Usually on the same visit. Once the brush and roots are out, the machines strip and shape the ground, so it does not sit bare between contractors. Red clay that has taken a soaking needs a few dry days first. Stump grinding in Landrum covers stumps outside the cleared area.
