Land Clearing in Greer, SC
Lot clearing and land clearing in Greer for builders and owners who want brush, roots and debris handled in one go. Greer is the far side of the map from Tryon, so this page says plainly when the trip makes sense.
Clearing in a city that grew by more than a third
Greer's census count went from 25,515 in 2010 to 35,308 in 2020, and land does not change that fast without a great deal of clearing. The city straddles two counties, with the BMW plant, the Inland Port and the airport all close by. Wooded tracts and old farm parcels have been turning into subdivisions, shops and warehouses, and what remains is often the awkward part: odd lots, back acreage and parcels left between bigger projects.
Greer is on the far rim of the map for a Tryon, North Carolina outfit. A job here slots in most easily when other work already has the machines nearby. A bigger job, several lots on one site, or clearing that runs on into grading and stump work makes the trip worth it. Got only a small patch of brush? Photos still help, and Jordan will say how it could be fitted in.
On a builder lot the clearing has to suit the plan: stumps out under the slab, the drive and the parking, roots ground or left where lawn or a buffer will stay, and nothing buried. The same machines handle the stump work and the rough grade. Stump work for builders and commercial lots covers the stump side, and land clearing covers the rest.

Greenville County side: square feet and acres
On the Greenville County side, the county's Land Development Division draws the lines. Outside a permitted subdivision, a lot disturbing more than 5,000 square feet but less than an acre can let its building permit stand in for a separate grading permit, though erosion controls are still required. An acre or more needs a land disturbance permit and a Notice of Intent filed with the state. Inside city limits, start with the City of Greer. Parcels on the Spartanburg County side go to Spartanburg County.
Creeks, farm claims and the 100-foot buffer
Greenville County's single-family erosion form asks for one of two things where a lot has a live stream: Army Corps of Engineers documentation, or an undisturbed 100-foot buffer. Farm claims get checked too. On tracts under five acres, clearing counts as agriculture only if the owner can show things such as a farm tax schedule, livestock behind a fence or Farm Service Agency registration. Calling a house lot a pasture will not get round it. The silt fence guide covers the controls.
Lake Robinson and Lake Cunningham
Greer CPW owns Lake Robinson, a drinking-water lake fed by the South Tyger River, and its treatment plant sits at Lake Cunningham. CPW's lake rules are written to hold down any disturbance of the buffer land it owns around both lakes. If a parcel runs down toward either lake, ask the Lake Warden's office at Lake Robinson about the buffer before anything near it is cleared, and keep bare clay well back from the water.

Which county's land disturbance rules apply to my lot in Greer?
The county your parcel is in, plus the city's rules if it is inside Greer city limits. Greer spans Greenville and Spartanburg counties, so check the tax record, then call the city or the right county office. Greenville County's Land Development Division handles its side.
Do I need a grading permit to clear a small lot in Greer?
On the Greenville County side, a lot outside a permitted subdivision disturbing more than 5,000 square feet but under an acre can generally use its building permit in place of one, with erosion controls still required. Confirm with the county or the city first, since the answer depends on the lot.
Is Greer too far for a land clearing job from Tryon?
Not for the right job. Several lots, a big parcel, or clearing that runs into stump work and grading is worth the trip. A small patch of brush is easiest when it can be booked with other work in the area. Send photos and ask.
Can I clear brush near Lake Robinson in Greer?
Ask Greer CPW first. The utility owns Lake Robinson and the buffer land around its lakes, and it wants that buffer disturbed as little as possible. The Lake Warden's office at Lake Robinson is the place to start, before any machine goes near the shore.
