Land Clearing in Inman

Why Inman lots are being cleared

Census counts tell part of Inman's story: 2,321 people in 2010 and 2,990 in 2020, close to a 29 percent jump for a small city. Growth like that has to land somewhere, and in this part of Spartanburg County it lands on wooded parcels and old farm ground opened up for houses. Inman also sits handy to I-26, which keeps the demand coming. Every one of those lots begins with somebody taking the growth off it.

Two kinds of Inman ground get cleared. Near the old mill and the historic district along SC 292, lots are small, fenced and hemmed in by neighbors, so the work is careful and mostly about access. Further out it is larger parcels, where a house pad, a drive and a septic field all have to be opened at once. Under both is Piedmont red clay, slick when wet and hard as brick when it dries.

Down US 176 from Tryon, Inman falls within the normal working area. A clearing job here usually ends with a pad or a drive, so ask for both together and see grading and excavation for that half. Land clearing covers the first half: brush out, roots out where weight sits, debris gone.

Local ground and rules

Clay, the lake and the city line in Inman

Inman clearing jobs

  • Infill lots cleared around neighbors
  • House pads cleared down to clean clay
  • Root ball holes filled and packed
  • Drive routes opened to the road
  • Lake lots cleared to the buffer line
  • Brush, logs and roots hauled

Red clay under the house pad

Cecil and Pacolet are two of the big soil series of the Piedmont uplands, and both carry a red clay subsoil. That clay makes a firm pad when it is compacted properly, but only once the roots and buried wood are gone. A root ball pulled from a pad site leaves a hole that has to be filled and packed in layers, not just pushed full. The guide to what a building pad is explains the compaction side.

Lake Bowen and the buffer permit

Lake Bowen lies near Inman, and its shoreline is a Spartanburg Water buffer: land up to a set elevation that the utility owns and maintains. Changing natural vegetation in that strip takes a permit from Spartanburg Water unless the work is exempted, and the Lake Bowen Wardens' Office is the contact. On a lake lot, clearing for the house stops short of the buffer, and the bare ground above it needs silt control so the clay does not wash into the water.

Inside the city or out

Inman is a small city, and much of the building around it happens outside the limits. Inside, ask the City of Inman about zoning and anything that applies in the historic district before clearing. Outside, Spartanburg County is the office to ask about land disturbance on your parcel. Either way, an acre or more of disturbance brings in South Carolina's construction stormwater permit through SCDES, and septic permits for lots off sewer come from SCDES as well.

Can I clear down to the water on a Lake Bowen lot in Inman?

Not on your own say-so. Spartanburg Water owns the buffer land around the lake and requires its permit before natural vegetation there is changed. Ring the Lake Bowen Wardens' Office with your lot details, and keep the clearing above the buffer until you hear back.

Do stumps have to come out before building a house in Inman?

Under the footprint, the drive and anything else heavy, yes. Wood left in the ground rots, and the clay above it sinks, which cracks slabs and footings. Under lawn, grinding below grade is enough. The root ball holes are backfilled in layers and compacted before the pad is built.

Who reviews land disturbance for a lot outside Inman city limits?

Spartanburg County, for the unincorporated land around Inman. Call the county with the size of the area you plan to clear and what you are building. If an acre or more will be disturbed, SCDES construction stormwater permitting comes into it as well.

How long does red clay need to dry before clearing work in Inman?

There is no set number of days. If a boot sinks and the clay smears, it is too wet for loaded machines, and working it then leaves ruts and packed ground. A few dry days usually firm it up. Photos taken the day you send them help judge it.
