Grading & Excavation in Inman, SC
House sites, shop pads and farm drives cut into the old orchard and pasture ground around Inman. Red clay handled at the right moisture, and a quote from Jordan before a bucket goes in.
Building on old farm ground
Peach rows and pasture once covered much of the country around Inman, which was known in the 1930s as the fresh peach capital of the world. A lot of that land is now being split into house lots and small acreage, and the dirt work on it has habits of its own. Old fields were worked for generations, so the topsoil is often thin on the knolls, with red clay close to the surface and the deeper soil collected in low corners and along fence rows.
USDA's description of Cecil soils, a red-clay series of large extent across the Piedmont from Virginia to Alabama, includes eroded phases where the surface has worn down to sandy clay loam or clay loam. In practice, stripping topsoil on a farm-field lot yields less than people hope, so it should be stockpiled with care and spread where grass has to grow. The clay underneath is close at hand, firm when dry and slick when wet, and it builds a good pad if it goes down in layers at the right moisture.
Inman is an easy run for JB Stump Grinding & Land Management, down US-176 from the yard in Tryon through Landrum and Campobello. A mini track loader and an excavator cut house pads, shop and barn pads and gravel drives, and fix low spots where water gathers. Old fence-row trees and orchard stumps often have to come out first; stump grinding in Inman covers that side of it.
Inman ground and the offices that touch it
Dirt work around Inman
- House and shop pads on old farm ground
- Gravel farm drives with crowns and ditches
- Topsoil saved and spread back where it counts
- Low corners regraded so water moves on
- Fence-row and orchard stumps pulled from footprints
- Spoil kept back from lake buffers
Lake Bowen lots and the Spartanburg Water buffer
Lake Bowen, northeast of town, is a drinking water reservoir on the South Pacolet River, and Spartanburg Water owns the land bordering it up to the 827-foot contour. Anything built in that buffer, and any change to its natural vegetation, needs a Spartanburg Water permit first. A lakeside lot can still be graded on the owner's side of the line. Find the line before a machine arrives, keep spoil piles and bare ground well back from it, and take questions about work near the shore to the Lake Bowen Wardens' Office.
Drives onto state roads and county lanes
Plenty of lots around Inman front a numbered road such as SC-292 or US-176, or a county road off one. A driveway that ties into a state road crosses SCDOT right-of-way, and SCDOT issues the encroachment permits for that strip, including the ditch and any pipe under the new entrance. Settle it before the route is cut. The drive itself is built from the bottom up: topsoil off, a stone base rolled in, surface stone on top, and a crown or cross slope so rain leaves the drive instead of running down it.
Water service, septic and where the pad goes
The Inman-Campobello Water District, formed in 1954, supplies water to Inman, Campobello and the country north toward the state line. Its site describes water service only, so a house with no sewer line to reach will need a septic system, and in South Carolina that permit comes from the Department of Environmental Services. Get the septic site approved before the pad is staked. The drain field has to stay free of pads, drives and compacted fill, so the house goes where the soil allows rather than the other way round.

Grading and Excavation Questions in Inman
Not seeing yours? Call (828) 574-4474 and ask Jordan.
Can a house pad on an old field near Inman be built without bringing in fill?
Often, if the lot has some slope to it. Cutting the high side and filling the low side in compacted layers balances the dirt on site, which keeps trucking down. A dead-flat field may need fill to lift the pad above the ground around it. Send a photo of the field with the house location marked, and Jordan can say which it is.
Who do I ask before grading near Lake Bowen in Inman?
Spartanburg Water, through the Lake Bowen Wardens' Office. The utility owns the land bordering the lake up to the 827-foot contour, and building in that buffer or changing its vegetation needs a permit first. On your own side of the line, keep bare ground covered and spoil piles well back so rain cannot carry mud to the water.
Why is the topsoil so thin on my Inman lot?
Long farming on rolling ground is the usual cause, and USDA's soil descriptions for Piedmont red clay include eroded phases where the surface layer has thinned. Strip what topsoil there is, keep it apart from the clay, and spread it back where lawn or garden has to grow. The building pad guide explains why it stays out of the pad.
Does a farm drive near Inman need a permit where it meets the road?
Where it meets a state road, ask SCDOT, which issues encroachment permits for work in its right-of-way, including the ditch line and any pipe under the entrance. A county road has its own office, and inside city limits the City of Inman is the place to ask. Sort it out before the entrance is cut so the pipe is sized and set right the first time.
